Inside Southsyde
The entrance porch leads into a well-equipped kitchen, through to the lobby, sitting room, with cosy open fire, bathroom and garden
The downstairs bathroom has a bath with a power shower overhead.
Upstairs, the two double bedrooms enjoy views both north and south across the surrounding countryside. Beds can be prepared as super-kings or twins, simply let us know your preference when booking.

Outside
The small secluded garden is sheltered by West and East Cottages, creating a sunny and peaceful spot to sit and enjoy the views.
Look out across the wood you might spot herons nesting in the treetops. Wander nearby woodland paths and you could encounter roe deer and hares.
An out-house opposite the back door provides secure storage for bicycles, fishing rods and golf clubs.

”An amazing cottage, very well equipped with a luxury feel. We have had a great time exploring the area with family and would not hesitate to return. Lovely that Sue was here to greet us on our arrival and settle us in. She was always on hand, great hosting. The welcome pack was much appreciated; the shortbread didn’t last long! West Cottage
You will not be disappointed in the cottage location, on a ridge with great views. Working farm with arable land and sheep. Glorious walk down the hill to stream. Only 2 miles outside Kelso which is such a friendly town with good restaurants. We were lucky enough to get good weather, but there are plenty of things to do if weather not so kind: Floors Castle, the café is marvellous. Thirlestane Castle & Mellerstain House to name three on our last trip. The Hirsel nearby good for gentle walking around the lake. The roads are quiet, and you are assured a peaceful relaxing time. The cottage is very well equipped with a nice sunny garden. Hendersyde has a lot of repeat business which demonstrates how successful and popular it is!

West Cottage
”We’ve been staying in West Cottage at Hendersyde for twenty years now and just keep coming back for our winter break! Sue is so welcoming and the cottage never fails to delight us, which is perfect for our dog walking.
It is so cosy and feels like home from home. Kelso is a lovely market town and has lots to see and do, including lovely walks, spending time by the rivers Tweed and Teviot, or visiting the antiques fair at the local showground. It is also a great base for exploring further afield.

”We spent the last week November at one of these cottages, and it is definitely up there with the best we’ve ever stayed in. A beautiful traditional cottage located on a working farm a couple of miles outside Kelso. The cottage had everything we needed: well-equipped kitchen, incredibly comfortable beds, decent sized bathroom, cosy sitting room with coal fire. Sue, the host, is easy to deal with and very friendly and helpful. Would recommend.”

A lovely place to stay with good friends … The wildlife was wonderful, hares, green veined butterflies, herons, egrets, and amazing birdsong, just outside the bedroom windows!
We loved strolling down our little lane, past the ‘Redstart tree’.

A wonderful venue for our 3 x 45 years wedding anniversaries. From stately homes and gardens to the honey farm at Chainbridge, the Eildon Hills, riverside walks and tea rooms, we are fully invigorated.

Hendersyde
”Highly recommended! We have just returned from our 3rd stay at Hendersyde, the second of 2023! We stayed in Southsyde cottage for the first time and were not disappointed. The uninterrupted views were stunning, the cottage cosy and well equipped. We loved the open fire for lovely cosy evenings. We were blessed with fabulous weather which enabled us to enjoy the many beautiful walks around the farm, wellies or hike boots on. We even saw a kingfisher on Eden Water! We also enjoyed a wander around Kelso with its independent and high street shops, topped off with a beautiful walk along the Tweed and an absolutely fabulous lunch at The Cobbles. The food at The Cobbles was fantastic – the home made pie so delicious that we even asked if they can be bought to take away! The amazing gelato from Becatelli’s over the road was the perfect end to the meal.
When we came up to Hendersyde in April, Sue recommended a trip to Beirhope Alpacas but we ran out of time. This week, however, we booked a Meet-a-Paca session which was brilliant! Lynne was a superb host and our walk was delightful.
Finally, our hosts. What can we say. Sue is the perfect host. There when you need her but there’s plenty of privacy. Her recommendations are spot on and her welcome so warm. We are already working out when we can return… thank you, Sue and Hendersyde.”
