Letting Agreement – Terms & Conditions

Please read carefully, if you book you are agreeing to the Terms & Conditions of this contract.

When you submit a booking via our online reservation system, you will receive an automatically generated booking summary. This does not form a contract between us.

A contract will only arise when your booking is confirmed by email or post.


Bookings will be confirmed on receipt of the booking form and 30% non-refundable deposit, within 3 days of placing the booking.

Payment will only be processed when your dates have been double checked.

The balance payment will be due 42 days (6 weeks) before the arrival date of your stay.

No reminders will be sent.

We reserve the right to cancel a booking where payment has not been received 42 days before the start date, in which case the deposit will be forfeited

If a booking is made within 42 days of the arrival date, the full payment will be due on booking.

Payments can be made by –

Bank Transfer, details will be forwarded to you.

Switch/Maestro/Debit/Credit cards.

Cheques to be made payable to Susan Beck


Cancellations must be immediately notified to us by email.

All bookings made before January 8th 2021 will be covered by flexible cancellation protection.  This means you can cancel your booking, due to unforeseen reasons, between 60 days and 2 days before your check in date.  

If you cancel within these days you will receive a full refund of the lodging costs you have paid. ( Please note Master Cancel does not cover; government Covid travel restrictions; war/terrorism and nuclear/radioactive disaster.)

Refund repayment will be reimbursed on the check-out date of original booking. (Additional extras, including but not limited to cleaning fees, taxes, and any other ancillary charges will not be refunded).

Cancellations made 1 day prior to, or the day of check-in, will not be eligible for refund. Example: for a check-in on Saturday, guests could cancel, Monday, Tuesday, Wednesday or Thursday, but not Friday (1 day prior) or Saturday (day of check-in)

Refund repayment will be reimbursed on the check-out date of original booking.

If you cancel before 60 days or within 2 days of your check-in date, you will not be reimbursed for your booking, our terms and conditions will apply. i.e. Non-refundable deposit, liability for the balance, unless I manage to re-book the dates. Extra insurance is recommended for these dates. 

If for any reason we have to cancel due to circumstances beyond our control (force majeure), you will be refunded in full.  If we have to terminate your holiday early for circumstances out-with our control you will be refunded part of the cost of the holiday based on the time remaining for the booking.  This will be the full extent of our liability.  No additional compensation, expenses or costs will be payable. 


Please include names of all those staying, occupancy may not exceed the stated number. Please provide children’s ages if under 15 years.              

Farm cottages – 4 people. Millsyde – 6 people.

Unless otherwise arranged, arrival time is 4pm and please a prompt departure time of 10am!

The cottages are all no-smoking areas.

The price includes fuel for the fire, central heating, electricity and Wi-Fi.

Please notify us if you have an electric or hybrid vehicle.

Well behaved dogs are welcome in Millsyde and West Cottage. There is a £20 charge per dog.

For those bringing dogs – please be responsible & very considerate.

Keep your dogs under control at all times. Hendersyde is a working farm with livestock and lots of wildlife.

Ensure dogs stay off all the furniture and do not enter the bed rooms.

Take them with you when you go out.

Exercise them outside the garden.

Clean up behind them both inside and out, so absolutely no trace remains.

Dogs in Millsyde live in the tiled area of the house only, this includes the scullery and kitchen.

Please let me know about any damage or breakages, as soon as possible. We do understand about life’s little accidents, but ultimately you are responsible for the property & its contents during your stay. We will always try to put things right with the least cost & inconvenience to you.

* PLEASE NOTE! The cottages are thoroughly cleaned between lets, but time is very limited, so part of this agreement is your commitment to leave the cottage as clean and tidy as you found it! This is always greatly appreciated!
